What is Home Inc?
Housing Opportunities Milton Elderly, Inc. (H.O.M.E., Inc.) is a tax-exempt, non-profit charitable corporation founded in the late 1970s by a group of established Milton citizens who were concerned about the lack of adequate housing for the elderly and physically handicapped of moderate means who were not eligible for government-subsidized housing.
Where is Home Inc?
H.O.M.E., Inc. sits on a 33-acre site at the intersection of Blue Hills Parkway and Canton Avenue, with the entrance on Blue Hills Parkway.
Who can live here?
To live at Home Inc., you must be at least 62 years old. Applicants or their children must have lived in Milton at some point, but you do not need to live there currently.
Home Inc. is open to all races, creeds, genders, national origins, and sexual orientations.
What are the grounds like?
H.O.M.E., Inc. sits on 33 acres. Fourteen acres of conservation land surround the development with a natural border, which sets the property apart and adds to the residents' rural atmosphere.
The buildings, tastefully spaced on six different roads, form a natural neighborhood and take advantage of the surrounding landscape. The care of our lawns, trees, bushes, and flowers is under contract.
Our sidewalks, driveways, and streets are snowplowed and salted quickly during storms.
What is the housing?
H.O.M.E., Inc. comprises 27 townhouse-style buildings, each with three or four units, for 98 dwelling units. Home, Inc. has approximately 150 residents
There are five different building styles and 14 distinct unit styles. Thirty-one units are on one floor, while the others have a maximum of six steps up to the bedroom level.
All units have two bedrooms and one and a half bathrooms. The units are air-conditioned and have a one-car garage and ample storage space.
Is there maintenance?
We make every effort to attend to maintenance problems speedily and efficiently. Our maintenance supervisor lives on the premises and is on 24-hour call in case of emergencies.
Are there community activities?
Our Social Committee offers various holiday parties throughout the year. Home Inc. has several book clubs, a Poker Club, a Hand and Foot group, a Friday afternoon cocktail party, a monthly coffee get-together with speakers, and various other functions.
Are there any communal spaces?
The complex includes a Clubhouse with a well-equipped function hall, kitchen, library, and Executive Director's office. Residents can rent the clubhouse for private functions.
What is the pet policy?
H.O.M.E., Inc. is a no-dog community. We do allow one cat per unit.
What is the smoking policy?
Smoking is not permitted anywhere on the Home Inc. campus.
What is the price/cost?
The rental units currently have an average market value of $538,000*. Members pay approximately 80% of that amount (small: $410,000; medium: $460,000; large: $505,000, depending on unit size**) for the right to occupy.
The payment is made as a loan/note (non-interest-bearing loan), with 100% of the money returned to the member upon their departure from H.O.M.E., Inc.
What is the monthly fee, and what does it cover?
There is a monthly rental fee, currently $1,330*. The fee covers real estate taxes, water and sewer, maintenance and repairs to the unit and appliances, property, liability insurance, landscaping, snow removal, heat and air conditioning maintenance, and other services. Residents pay for their electricity (which includes power to the heat pump system), cable, phone and internet service, and renter's insurance.
When you leave H.O.M.E., Inc., and after you have removed all of the contents from your unit, you must continue to pay rent for up to six months or until we receive a new unit deposit (whichever occurs first).
Who runs Home Inc?
Eight board members and an executive director oversee Home Inc. Residents elect the board members, who serve without compensation.
How do I become a member?
The first step in becoming a resident of Home Inc. is to apply for membership. There is no fee to apply, and you can apply at any age—you do not have to be 62. The application is simple and can be submitted in person or on this website, homeincmilton.com. We place successful applicants on our "Waiting for Membership" list.
After some time (approximately 11- 13 years) on the Waiting for Membership list, you will be invited to become a non-resident member of Home Inc. by making a $3,000 interest-free, 100% refundable membership deposit. Once we receive your deposit, we move you to the Non-Resident Member Wait List. Home Inc. uses this list to notify non-residents when a unit is available. It can take about a year (or longer) before you begin receiving vacancy notifications, depending on the number of available units. The number of available units varies over time, and there is no way to predict when units will be available.
If you decide to cancel your Home Inc. membership, you can request a refund of your $3,000 deposit. Your request must be in writing. Once we return your $3,000 deposit, we will remove you from the Non-Resident Member Waitlist, and you will no longer be a Home Inc. member. You are welcome to reapply for membership if you change your mind.
